How does the mortgage application process work for an NHS employee?
The process of getting an NHS mortgage is exactly the same as for a non-NHS worker. Normally those who work for the NHS are employed, so we would be looking for payslips or an employment contract to prove your income.
We’ll see whether any NHS mortgage options are available, or any specific lending criteria allowing you to borrow more money based on your role in the NHS.
The process itself is the same as for anyone else. You’d have your Agreement in Principle and your mortgage application would be underwritten the same way. You still get a mortgage offer once it’s all agreed, and the legal part with your solicitors will also be exactly the same.
What documentation do I need to provide for a mortgage as an NHS worker?
It’s normally your latest three months’ payslips. A lot of NHS workers receive a location allowance or fringe allowance. If we’re including that to give you a little boost in borrowing, we need to show you’ve received that allowance for the last three months.
You may also receive an uplift in pay for working a Saturday, Sunday or nights. We get a better picture of the income we can use by looking at the past three months.
If you’re newly qualified or have changed jobs, we can take the basic salary from your employment contract and use that for your income. We always look at NHS employees on a case by case basis to get you where you want to be.

Lenders look at the rental income a property would receive, and some want you to also be a residential homeowner as well. Those are the main criteria with a Buy to Let mortgage.
What if I have bad credit? Can I still get a mortgage as an NHS worker?
